Agents need captions that survive the first-line cut on mobile and stay honest to listing facts. This guide is metro-agnostic: no hashtag dumps, no school SEO farms, no invented engagement stats.
The three-part pattern
- Hook (first line): Lead with status + a verified fact — beds/baths, property type, or one standout feature buyers can see in the photo. Avoid vague “so excited to share” openers.
- Specifics: Two to four lines of supportable details (layout, finishes you verified, price if public, showing logistics). Prefer keywords people search (city, neighborhood name, property type) woven naturally — not stuffed.
- CTA: One clear next step — DM for details, book a tour, or open-house day/time. Match how you actually take inquiries.
Hashtags: a few relevant tags beat a wall of thirty. Captions should still read like a human wrote them for this listing.
