Use this outline when writing by hand or reviewing an AI draft. Keep every claim supportable. Local MLS character limits and required fields always win.
Step 1
Hook (1–2 sentences)
Lead with property type + beds/baths + one verified standout (e.g. updated kitchen, fenced yard, single-level layout).
Step 2
Interior facts
Rooms, layout notes, finishes, and systems you can document. Prefer concrete nouns over empty superlatives.
Step 3
Exterior / lot / parking
Only what is true: garage count, patio, fencing, outdoor spaces you verified.
Step 4
Location anchors
Neutral, verifiable proximity (named parks, transit lines, employment centers) — not demographic 'vibe' copy.
Step 5
CTA
Invite a showing or information request in the voice your brokerage allows.
Common draft failures
- Invented square footage, renovations, or appliances not in the brief.
- Buyer targeting (“perfect for families”) instead of property features.
- All the best facts buried after fluff — mobile MLS cards truncate early.
